This has been a big year for Maidenscott Properties -- probably our biggest yet! Let’s have a look at what we’ve done this year.
Facts and figures
At the start of 2021, we owned 3 rent-to-rent properties – we now own 8! As a result of this, we now rent out 55 rooms compared with 23 at the beginning of the year, and have increased our occupancy from 87% to 100%!
Other changes we’ve made this year include starting to promote small local businesses on our Instagram account, something we now do four times a week. Meanwhile on Facebook, our posts reached an average audience of 5-20 people at the beginning of the year – they now reach over 2000!
Our team has expanded hugely this year – we’ve taken on a new director and hired our first official social media manager, who writes monthly for the blog you’re currently reading and manages our Instagram and Facebook accounts on a weekly basis.
We’ve also merged with the sourcing company Rox Properties, allowing us to expand the services we provide: we now offer sourcing alongside rentals and refurbs, giving investors the chance to have all the hard work taken off their hands while still benefiting from double digit returns!
Revamps and refurbs
We’ve had plenty of success stories this year – here are some before and after photos from a profit-lifting facelift we gave to a property back in January.
The landlord hadn’t made a profit during five years of ownership, due to voids and difficult tenants. That’s where we came in, revamping the property over three days by deep-cleaning and painting it and redecorating it in our trademark style; and focusing on making the five double rooms look more attractive through use of colour and furnishings. We also arranged for a specialist HMO letting agency to take over the management of the property.
The result was a property ready for five new tenants, leading to a profit of over £1000 per month for the landlord! This is still a service we offer to landlords in a similar situation, so get in touch if that’s something you’d be interested in!
We’ve done some great things this year, as has Sunderland itself -- initiatives such as the City Plan give us enormous faith in the City of the Future and the people who live here. Ultimately, everything we do comes back to finding excellent homes for excellent people here in Sunderland. It’s an honour to work in this dynamic and historic city, and we are very excited to continue doing so over the year ahead.
